The real estate rental market is such a hustle and bustle, not only for the real estate professionals that have to go out and scourer the streets for the rentals that fit a clients parameters but the major stress goes to the person or persons renting. Some renters go the simplest route by going to a local real estate firms to see what’s available while others take on the task of seeking out No-Fee apartments in order to avoid paying a real estate professional for their work and still while others do the smartest thing they can and connect with a real estate broker that will represent them in their search.
Let me touch on things point by point as I see it, now can going to a local real estate firm to look for a place work out for you, sure it can but most renters will go to several different firms and do a massive search, spending countless hours looking at whatever is on an open listing most times hitting brick wall after brick wall, and those renters wind up just becoming a number. There is no relationship building process, it can be more like going to a drive-thru placing your order and taking your ticket.
Those that attempt to go the no fee apartment route have the daunting task of working for themselves. No-fee apartments happen when either an owner winds up paying the real estate firm for bringing them a valued tenant or when an owner is renting direct to the public but sometimes those prices can be inflated or you are not getting the best deal long term. I’m not saying that you cannot find great spaces on a no-fee basis what I am saying its not as simple, cut and dry as it may seem. It’s a process and could be a long stressful process with an application process that has not one but dozens of people bidding on the same rental. Can you find a great deal the no-fee route, sure you can but if you think that you are going to do it overnight then think again, it’s a long process this is why a lot of renters begin to realize the value of having a trusted real estate professional looking out for their best interest. Now the funny thing is that a lot of renters do know this and they opt to link up with a real estate professional solely to get no-fee apartments and that makes the least sense in the world. In the end you could find yourself settling for something underwhelming as opposed to being happy with the choice that you made.
Now lets get to the last and most important point which is hiring a trusted real estate professional to do the leg work, preview the properties, give you feedback on what’s available, how the area works for them and a whole host of other things that should be done. This is a service industry and if you are hiring a real estate professional that is solely showing you around town to give you a tour of the area and view apartments that they have not even seen, well they are not doing you a great service. A person looking to rent an apartment, especially in New York City, they want to avoid the stress of looking at 2 dozen places with 5 different real estate professionals spending countless hours, travel time and taking away from their down time. This is why they hire someone that can not only do the job but also understands what they want and doesn’t just read off a bunch of canned questions and then prints out a list to tour them around.
As a renter or a buyer if you find the right real estate professional that you trust and you know will provide the service that you seek then paying a fee becomes cost effective in so many ways, from time, stress and the headache of bouncing from place to place to place.
My number one goal with any client is to make their search as simple and stress free as possible, a client is paying for a service and if you are not getting that service then there is a problem with that picture.
A few things that a renter should ask their real estate professional, 1) Do you understand my needs? 2) Are you going to give the attention that is needed? 3) Are you going to make this as stress free as possible?
Just remember as you look to rent, buy or sell property or apartments always make sure to have someone reliable, trustworthy and loyal on your side, with that you will always come out on top.
